BAOBAB INTERNATIONAL MINISTRY to build the
ORPHANAGE CENTER – REBERO, KIGALI
LOCATION:
The “ORPHANAGE CENTER”, located in the suburb area of Kigali City represents a complex that serves and assists to the distress and the children being abounded by the families or society. The complex is designed as a self-contained community center, enabling various facilities within the area to support and complement each other.
The parcel of land measures 26.000 square meters. Lengthen geometry of the plot is orientated in the north west – south east direction, occupying REBERO - one of the highest hill in Kigali.
The implementation of the complex is comfortable, welcoming, with good natural lighting and ventilation, with evocable overview on the environment.
CONCEPT AND FUNCTION:
The road for accessing the plot is passing by the higher side of the plot. The main entrance to the complex is off the said road in the golden section of the northeast plot side. It serves to both vehicular and pedestrian access. The second, emergency entrance to the plot is provided at the far northwest side.
The Orphanage Center is organized in linear direction following up the natural slope of the terrain. It consists of the nine ground floor building structures which zoning is arranged in accordance to the functional purposes. The main entrance is foreseen for public and Orphanage’s Management use; the south east zone is meant for the general services of the complex and from the main entrance to the northwest direction, several building structures are designed for hosting the children. All buildings are implemented in one row at the highest area of the plot. The main facades of all buildings are facing the inner plot area towards the northeast direction. The wide paved sidewalk is connecting all building structures from their front sides enabling easy communication within the Center.
After entering the plot through the gate secured by the guards, one will enter the main reception building. The hall of the building is widely opened to the front, bringing the panoramic view of the city to its inside.
The hall is enclosed with the administration offices with the reception and waiting area. The assembly room that can host more than 120 persons is close to the building entrance. From the other side of the hall three classrooms are provided for nursery school.
The block with twelve self contained apartments for the permanent staff is located from the right side of the main entrance building.
By following up the inner road, the vehicles can park in front of the said apartment block or at the opened plot area of the far south east plot side. The parking has 52 lots in sufficient number for the Center. The road is passing the curve turning down the lower level of the terrain where the General service block is located. The general warehouse with the workshop is easy accessible from the road due to the supply and loading of heavy furniture or other fittings that shall be repaired or properly maintained. Lower part of the block is foreseen as a central washing and cleaning unit with the premises organized for laundry, drying, ironing and storing of linen. The upper part has the nutrition unit with the deep freezing rooms, dry food storing and rough food preparing.
From the opposite side of the main building, the block for the kitchen with the dining hall is envisaged. It is easily accessible for the vehicle supply. The children and nurses are accessing the dining through the hall by descending the steps to the lower terrace of the semi opened dining hall. The dining area has capacity to serve all residents of the Center simultaneously.
From the kitchen’s unit left side several blocks of the dormitories for the children are provided. First block is arranged for the babies with two rooms containing 15 cradles each. The middle part is foreseen for the babies care. The six beds room for nurses with the premises for daily living are organized next to the babies rooms. The block contains the health care unit with isolated ward with cradles.
The children’s dormitories are divided into three blocks following up the children’s age differences. All rooms are having five beds and are accessible from the central corridor which splits the ward longitudinally on the parts. Ending areas are having sanitary units with showers and toilets. The nurses stations for on-duty service are located at the end of each corridor for easy observation of the children. Each ward can be organized in two parts for boys and girls separation.
The ward for young children of 3-7 years with the 8 rooms is placed closed to the babies ward. The children between the 8-12 years are located next to the young children in the 10 rooms ward. These two wards are forming one block.
The block envisaged for the nurses has two rooms with 11 beds with central living area. The block in his rare side has the opened terrace with the seating area. The rearmost block host the oldest children of the Center and as a difference to the other wards has two rooms for playing and entertaining indoor. The ward has 12 rooms with five beds each.
The pediatric block for children is located in the far north west side of the plot in the continuation of the oldest children ward. It has units for pediatrician, dentist and the laboratory with the pharmacy. The indoor patients with the 10 beds are predicted in the isolated unit.
The middle part of the plot is arranged as the open playground and sport field area. It is designed to entertain and gather all residents to spend time outdoor in the nature. The remaining plot area is properly landscaped to blend the Center with the environment.
The open areas are properly landscaped with trees and other greenery to blend the building with the environment.
The Center is designed for flexible use of some of the spaces from day to day and for the inevitable changes in the demand for services and the pattern of delivery during the life of buildings. Provision for future extensions of some Center’s units is considered too.
CONSTRUCTION:
The building structures are designed in the most economic forms of construction by having the solid ground floors, masonry load bearing walls and lightweight pitched steel roof structures. The materials to be used for finishing are foreseen to poses good performances in durability and safety and to be easy for daily cleaning and maintaining.
Exterior, façade walls are hollow concrete block masonry walls rendered and painted. Interior walls are 10 or 20 cm thick clay brick masonry walls plastered and painted.
The walls and the floors of all wet premises shall be laid with ceramic tiles for easy maintaining. The floors of the service rooms shall be of the painted ceramic screed. All outside walkways shall be paved with the concrete 60x60x6 concrete tiles laid in the sand on the compacted soil.
All ceilings are “Lay-in Lay-out” suspended ceilings, made of the galvanized steel substructure which supports the gypsum boards on a grid 60x60cm. Exceptions are the ceilings of sanitary units, which have “Linear closed” suspended ceilings, made of the standard substructure in accordance to the manufacturer’s references.
The buildings have all door’s and window’s openings made of steel tubes and clear 4mm glass infill.
All roof structures of the buildings shall be extended above the walkways to cover the lines of communications. The roofs shall be covered with DIMAC sheets over the layers of T&G boards and hydro insulation sheets.
The Project Design anticipates the installations of:
- Water supply and sewage systems
- Waste water treatment plant
- Electrical installations for power supply, lighting and lightning
- Fire detection system
- TV satellite and telephone installations
